Choosing the right procurement strategy is crucial to the success of construction projects. Informed by market conditions, trade availability, and project-specific needs, we tailor procurement models that guarantee optimal time and value outcomes. Here is a high-level overview of two proven approaches to consider.

Two Stage Tender

Often referred to as Early Contractor Involvement (ECI), offers a transparent competitive tender process for trades and suppliers, achieved through a twostage process.

  • Stage 1 - ECI Builder selection based on preliminaries, margin, and qualitative criteria. Trade and supplier pricing in confirmed through an open-book arrangement under an interim Agreement.
  • Stage 2 - After confirming third-party costs, engagement options include fixed-price or construct-only contracts. This approach ensures vendors fully understand the scope of work, which minimises contingency allowances typically set aside to cover unknowns.

This approach relies on fully resolved project documentation to secure fixed price bids from builders, resulting in either Construct-Only or Design-and-Construct agreements, whereby the builder absorbs any design-related risks, allowing for a more predictable financial outcome. This strategy relies heavily on the builder’s trust in the Project Manager to ensure a positive response from market and competitive pricing. We have strong working relationships with most T1 and T2 contractors and collaborate closely to identify project issues and develop solutions, ensuring competitive pricing throughout the process and keeping your project on track
